By making a booking at Wildflower Cottage the guest agrees to be bound by these terms and conditions (NB Full contract is sent out with booking form)

Bookings are accepted on the understanding that the property is taken for holiday purposes only and that the number of people at the property is limited to those stated at the time of booking. (This is an adult only property for two people only.)

On booking the guest is to make the owners aware of the guest’s full name and address and telephone number and the name of both members of the guests’ party.


  • If the booking is made more than eight weeks before the start of the rental a deposit of one third of the total cost is payable to secure the reservation.
  • If a booking is made less than eight weeks before the Holiday is due to start, the full amount must be paid at the time of booking.
  • Bookings are provisional until a deposit is received and are held for 48 hours.
  • The balance shall be payable eight weeks before the commencement of the rental.
  • The owners shall not be responsible for sending reminders of the Due Date.
  • Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the guest.


A cancellation fee is payable. Any cancellation made by the guest for whatever reason shall be in writing and addressed to the owners at the above address. In the event that a Cancellation Notice is received by the owners, a cancellation charge is payable depending on the number of days before the first day of the Rental Period. The amount payable is set out below:

0 to 13 days prior to rental date: 100%
14 to 27 days prior to rental date: 75%
28 to 55 days prior to rental date: 60%
56 days or more prior to rental date:  Deposit

NB. The guest is advised to take out holiday cancellation insurance.

 Method of payment

Payments may be made by electronic bank transfer

Any charges raised against the owners by their bank for handling bank transfers or any other payments will be passed on to the guest who is liable to reimburse the owners within seven days of receipt of notification from the owners.

Overseas bookings

Overseas guests may pay in Sterling by international electronic transfer. Any charges for payments from overseas will be passed on to the guest.

Period of Hire

Holiday Rentals are available for a maximum of four weeks.

Bookings commence at 4.00 pm on the day of arrival and terminate at 10.00am on the day of departure.


The owners will not be liable for any act, neglect or default, for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the guest or any other person may suffer or incur arising out of, or in any way connected with the rental.

The owners of Wildflower Cottage will not be liable for any loss or damage to any guest’s property or any property belonging to a member of the guest’s party howsoever caused.

The guest or members of his/her party cannot hold the owners liable for any personal injury/death howsoever sustained where the owners and/or their employees have used reasonable skill and care; and/or where caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not have been reasonably foreseen or avoided.

Right of Entry

Whilst respecting the reasonable privacy of the guest, the owners or their representative reserve the right to access the properties at all times, if necessary, for repairs and/or emergencies.

Guests’ obligations

 The guests agree:

1. Care of the Property

to take all reasonable and proper care of the property and its equipment, furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period.

2. Breakages or Damage

  1. to inform the owner of any damage or breakage in or around the property as soon as it occurs, so that it can be repaired and replaced before the arrival of the next guest.
  2. to reimburse the owners for replacement, repair or extra cleaning costs where reasonably demanded by the owners for damage caused by the guest.

3. Not to part with possession of the property

not to part with possession of the property, or share it, except with guests identified on the Booking Form; nor to sell or transfer the booking to another party without the owners prior written consent;

4. Smoking/ Nuisance

not to smoke anywhere on the property or cause an annoyance or become a nuisance to occupants of adjoining premises;

5. Parking

to only use the designated parking space allocated. Unless otherwise stated, the parking space shall only accommodate an average-sized car. The Owners accept no liability if the guest’s vehicle is damaged, nor any costs incurred if an alternative space is required.

6. Children: Sorry, Wildflower cottage is for adults only.

7. Pets: One small/medium sized well-behaved dog is allowed subject to prior arrangement with the owners and payment of additional fee/s, and with the following conditions:

Dogs are not permitted on the bed or on any furniture.

Dogs must be cleaned before entering the property. No muddy dogs allowed in downstairs bedroom area.

Dogs must not be left unattended at the property at any time.

The client must clear up after the dog promptly.

The client is responsible for any damage howsoever caused by their dog and liable to reimburse the owner for any replacement or repair thereby necessitated.

Any excessive barking or aggression to other dogs or humans will not be tolerated.

The owners reserve the right to terminate the contract if the behaviour of the guest’s dog is considered unacceptable.
